Chandler

Electrical work in Chandler

Chandler is newer than most of the Valley. If your house went up in the 90s or 2000s your panel is probably fine, and we're not going to tell you otherwise.

What we get called for here is capacity and additions — a car charger, a pool, a casita, a shop, a kitchen remodel. The panel isn't dangerous, it's just full. That's a different job and usually a cheaper one.

Chandler jobs are mostly EV chargers, panel capacity and sub-panels, remodels and additions, surge protection and commercial build-outs.

EV chargers

A charger is a circuit, a calculation and a permit

A home charger is a 240-volt branch circuit, a load calculation and a permit. It is not an outlet in the garage.

  • Load calculation first: can the existing service carry it? If it can't, a load management device is often cheaper than a service upgrade
  • Hardwired versus receptacle, and what that means for GFCI requirements and future flexibility
  • Placement, conduit routing and run length — garage-to-panel distance affects cost
  • Multiple vehicles, and what it actually takes to charge two
  • Utility rate plans in the Valley reward off-peak charging; plan details change, so treat the utility as the source of truth

Pools and spas

Bonding is the item people miss

Chandler has a lot of pools, many of them now old enough that the equipment has been replaced once or twice. Equipotential bonding is one of the most-missed items in the code and one of the most dangerous to get wrong — and every time a pump, heater or light gets swapped, the bond is a question again.

Also: pool equipment circuits, GFCI protection, underwater lighting, and sub-panels at the equipment pad.

Capacity and additions

Additions, casitas and detached shops with their own sub-panels and feeds. Kitchen and bath remodels. Panel capacity and sub-panels. Whole-home surge protection ahead of monsoon season. Generator connections and transfer equipment.

Commercial

Tech corridors, retail, medical and flex space

A genuinely strong commercial market — tech and office corridors along the 101 and Price, retail, restaurants, medical and dental offices, light industrial and flex space. Tenant improvements, build-outs, lighting retrofits and sub work for general contractors.

The DoorDash panel upgrade and robot charging stations job is the right proof point here: high-capacity distribution work for a tech-adjacent operation. That one was in Phoenix.

Permits

Permits and inspection

We pull the permit and we meet the inspector. That's not an add-on or something we hand back to you — it's part of the job.

Arizona conditions

What the desert does to electrical work

  • EV chargers. A home charger is a 240-volt circuit, a load calculation and a permit — not an outlet in the garage. If the service can't carry it, we say so before you buy the charger instead of after.
  • Pool and spa bonding. Equipotential bonding around pools is one of the most-missed items in the code and one of the most dangerous to get wrong. Common on older pools where equipment has been swapped over the years without anyone checking the bond.
  • Monsoon surge. Summer storms put transients on the line every year. A panel-mounted SPD protects what you can't unplug — the AC, the furnace board, the range, the well pump.

Utility

Utility coordination

A service change means the utility has to drop power, and that means paperwork and scheduling with either APS or SRP depending on where your meter sits. We deal with both constantly. You get a date, not a runaround.

Panel upgrade and robot charging stations — DoorDash facility, Phoenix

A delivery-robot fleet operation needed far more capacity than the building had. We upgraded the distribution panel, then ran surface conduit and set dedicated charging circuits along the bay walls so a fleet of autonomous delivery robots can charge simultaneously without tripping anything. Clean strut-mounted EMT, labelled boxes, no cords across the floor.

FAQ

Questions from Chandler customers

Can my panel handle an EV charger?

Often yes on a newer Chandler house. A load calculation answers it properly, and if the service is short we'll go through the options before anyone suggests replacing it.

Do I need a permit for a charger?

Yes. We pull it and meet the inspector.

We replaced our pool pump. Does the bonding need checking?

Worth a look. Bonding gets disturbed during equipment swaps more often than people realize.
